Current list of issues with our home

Today's update...  so below is a list of "issues" which are currently open on our home.  We have been going back and forth for 2 or more months on some of these (the yard was an issue before we closed on the home and was promised to be fixed in April, it was worked on and "half assed" so we still have flooding in the front yard and now a ditch for water to flow down.  The driveway has been an issue since May when weeds and plants started to grow through the driveway due to the ground not being prepared properly before paving (plants grew in the middle of the driveway).

1.       Driveway needs issue needs to be resolved where growth is coming through or to be entirely repaved after the base is properly fixed and prepared. The pavement is already beginning to breakdown near the garage and this should not be happening with a new driveway.
a.       We will not get the driveway sealed and any fix is simply a band aid to get us past the 1 year mark
b.      Ed French Paving has not returned my calls after leaving a note saying to call if more spots came through and they would “cut” them out again – the time they did “cut out” the bad spots I was not home and do not approve of how this was done as a solution (my property was damaged and we still have the same problems but now worse).
2.       Yard sink holes need to be filled now (not when the yard is to be fixed)
a.       This has been requested 3 times now without anyone coming – this is dangerous and someone can fall in break a leg/ankle or get buried (depth unknown they are deep in some areas).  We have small nephews and our neighbors have 4 young children.
3.       Yard needs to be completely re-done and re-graded for water issues
a.       To be done in Sept in growing season – I request this to be done after September 8, 2013
b.      Entire yard needs to be re-seeded after grading issues and sink holes are resolved
4.       Master bedroom door won’t stay closed, never has.
5.       Bedroom door next to bathroom, the door sticks badly, paint has come off the door due to this
6.       Basement door near bathroom sticks badly – seems to need resizing
7.       Screen in media room won’t latch in place (pin won’t move), screen is loose due to this – screen may need replacement
8.       Screen in basement, small window near slider, metal piece fell off when reinserting window
9.       Master bathroom screens do not seal against window well, lots of bugs come in a few bees have gotten in as well – need these replaced
10.   Kitchen windows still sticks even after spraying with silicone (per supplier Bob’s suggestion)
a.       Bob came to visit, said he would need to contact the manufacturer, I have not heard back and that has been over 2 months ago
11.   Front door needs adjustments to prevent drafts (per supplier Bob guy…)
12.   Laundry room door, we need to get this changed so that it opens out and towards the bedrooms (flip the door handle side and open out towards hallway)…we still cannot open the door all the way once we had the washer/dryer installed. The only way to do laundry is to shut the door and close yourself in.
13.       The wood floor has some dips and raised areas in them now, especially along the edges near the walls, we need this looked at.
14.       There are some other miscellaneous bad spots (bad patches, nail heads showing) in the hardwood floors
15.       There is a big crack in the master bedroom ceiling near the front of the house
16.       Many nail pops (expected) that need to be fixed
17.       Garage floor paint is coming up off the concrete in a few places
18.       The paint job still shows as being horrendous – I am still finding paint splatters in places and (as you find out I am honest) honestly horrible paint applications and in some places with spots missed.
19.       White piece of trim near on the side of our home is loose, it was never nailed in and can simply be pulled right out.
20.       The white trim where the siding meets the roof shingles is of poor quality, the metal looks like a wave where it does not fit properly.

  1. Hi, I also bought a house from these builders at the end of November and am having A LOT of problems. I empathize with you that the bad is outweighing the good at this point and we've only been here for three months. We'd like to talk to you more about it.

  5. I have to misfortune of having these illegal builders build my home. My husband retired from the Navy, we found a community that we loved. We were only permitted to have Peter Gardners sister in law as our agent. VA was never contacted to do inspections.
    We have too many illegal steps taken to list.
    We had the inspector for preston pass all of these dangerous shortcuts
    We have paid over 30,000.00 in repairs and over 30,000.00 to go.
    We need help. We should do a class action law suit.

    No second story beam
    Used doors and windows
    Used discontinued heater, ac boer
    No support for porch
    Used heating sytem
    Used boiler
    Black mold
    Water damage
    Skipped over the va process
    Charged more than VA allowed
    Run feom this scheister

    2. Wow, everything you posted is incredible...not shocking, they "outsource" the work to whoever will charge them the least, so using old stuff would not shock me. I also questioned some of the building approvals (our wood floors are too tight to the exterior walls, the span in the basement ceiling for the 1st floor created a hump in the 1st floor). I've heard of some other people having issues too, both with the personnel (Ron mostly). Do you have any way of contacting outside of this blog?

    3. Get lawyers and sue these shady f#!$s , they will stone wall and delay while they're crews of heroin addicts continue to build in Ledyard. You are all spot on in comments and assumptions. The only thing they care about is $$, SO HIT THESE FUCKIN ASSHOLES WHERE IT HURTS THEYRE WALLETS!!!

I should have blackmailed the ring leader when I worked for his surveying company as was told to go along with " fudging " of dimensions and figures regarding septic system distances from wetlands. A prime example of the disregard these ASSHOLES display. This is an environmental issue, aside from the long long lists of building and site issues. Karma will hopefully come for the green falls trio in the form of huge lawsuits, or a punch in the greedymouth of the ringleader Peter Gardner, whom is one of the biggest cocksuckers I've ever come across. This shithead truly doesn't care AT ALL . he pays his lawyers to try to shut everybody up and keep problems quiet

I have lots of info, dirt. , names and addresses feel free to reply with questions .ive been screwed over by Pete and would love to see them pay dearly with fines and lawsuits and be pushed out of existence. At one time builders and developers had honesty , integrity , as well as the LAND and homeowners as a top priority. Not green falls. They are a prime example of greed and disregard and are a disgrace to the business. And here in ledyard when all these junky builders finish they're " sugar shack " shithole homes , we will be forced to look at these eyesores as they fall apart over the next 15 years ( if they even make it that long)

  8. I urge anyone with complaints to contact Pete directly at his business Dieter& Gardner surveying co. , rt12 gales ferry CT. He hides in a back corner and has his minion field calls ( he is conveniently " Not in " when calls come in regarding any issues or complaints.) So popping in would be wise.
